The AP Government have observed that, middle class people are approaching Real Estate developers and purchasing plots in unapproved layouts and thereby resulting in haphazard growth of town and cities leading to legal disputes, traffic problems and lack of lung space, physical and social infrastructure etc.
In order to promote planned/integrated developments of various towns by providing the basic infrastructure facilities and to address the aspirations of Middle-Income Group for quality housing and allied Infrastructure by ensuring availability of clear title residential plots at affordable prices, the Government in G.O 2nd and 6th read above have issued certain guidelines for developing well planned MIG layouts/ Jagananna Smart Townships by the Development Authorities in the State
Jagananna Smart Towns: Apply Online Jagananna Smart Towns Plots
- Family having annual Household Income Up to Rs.18,00,000 only eligible.
- The age of the applicant shall be 18 years and above. A certificate to be enclosed to that effect.
- Initial payment as prescribed shall be paid along with Application and is not interest bearing.
- Only one plot will be allotted for one family.
- This Application does not confer any right to any applicant for allotment of the Plot on mere subscription to enquiry.
- Government / Authority reserve the right to take up the scheme or cancel or modify the scheme without any further intimation.
- The initial payment along with cost of application shall be paid in favour of Metropolitan Commissioner of Metro Region Development Authority (MRDA)/Vice Chairman of Urban Development Authority (UDA) through online payment gateway.
- The Cost of the Plot is only tentative and the final cost will be informed after completion of the Scheme and is final.
- Allotment of Plot to the applicant who meets the required eligibility criteria will be done by drawl of lots.
- Upon allotment, the applicant shall conclude agreement with the Development Authority concerned within one month from date of receipt of allotment letter.
- The initial payment of 10% in case of those not allotted in the lottery shall be refunded within one month without interest.
- If the applicant who has been allotted does not conclude the agreement within the stipulated time, the initial deposit shall be forfeited and allotment made will be cancelled for re-allotment to other eligible applicants.
Payment Process for JAGANANNA SMART TOWNS:
- After concluding agreement, the allottee shall pay the instalments as per the Schedule given below (balance remaining after initial 10% paid with Application)
- 30% of the sale price of Plot within (1) One month from the date of concluding agreement.
- 30% of the sale price of Plot within (6) six months from the date of concluding agreement.
- Balance 30% within (12) Twelve months from the date of concluding agreement or at the time of Registration whichever is earlier
- 5% rebate shall be provided to the applicant who pays 100% sale price of plot within one month from the date of concluding agreement.
- Simple Interest of 0.5% per month for the pending amount shall be collected for late payment for each stage.
- Cases defaulting beyond a period of three months for each shall be reviewed by the Urban Development Authority and where allotments are to be cancelled, 10% of the amount paid till date in addition to the initial deposit of 10% will be forfeited and balance amount shall be returned without interest.
- The Government reserves the right to alter timelines for completion of project in case of any unforeseen exigencies.
- Upon receipt of entire sale price of plot, the plot shall be registered in favour of the concerned allottee immediately by the Development Authority concerned. In case of allottee who have paid the entire sale price within one month to avail the 5% rebate facility, the registration of the plot has to be done preferentially. The registration costs shall be borne by the allottee.
- Plot Owners Association shall be formed for the Project concerned under the aegis of the Development Authority upon completion of the Project.
- For each Project, a Corpus fund by the Plot Owners’ Association will be set up by provisioning it in the sale price of Plots and this corpus shall be kept in an ESCROW account opened and operated jointly in the name of Plot Owners’ Association of the concerned Project and the Development Authority concerned for the maintenance of the Layout.

ప్లాట్ల కేటాయింపు ఇలా..
► డైరెక్టర్ ఆఫ్ టౌన్ అండ్ కంట్రీ ప్లానింగ్ (డీటీసీపీ) రూపొందించిన వెబ్సైట్లో ప్లాట్ల కోసం దరఖాస్తు చేసుకోవాలి. లేదా స్థానిక వార్డు సచివాలయాల్లో
దరఖాస్తు చేసుకోవచ్చు.
► ప్లాట్ అమ్మకం ధరపై 10 శాతం మొత్తాన్ని దరఖాస్తు సమయంలో ఆర్టీజీఎస్/ఎన్ఈఎఫ్టీ విధానంలో చెల్లించాల్సి ఉంటుంది.
► లాటరీ విధానంలో ప్లాట్లు కేటాయిస్తారు. దరఖాస్తుదారుడు ప్లాట్ పొందలేకపోతే లాటరీ అనంతరం నెల రోజులకు దరఖాస్తు సమయంలో చెల్లించిన 10 శాతం మొత్తాన్ని వెనక్కు ఇస్తారు.
చెల్లింపులు ఇలా..
► ప్లాట్ పొందిన దరఖాస్తుదారులు వాయిదా పద్ధతిలో డబ్బు చెల్లించాల్సి ఉంటుంది. దరఖాస్తు సమయంలో చెల్లించిన 10 శాతం మొత్తాన్ని మినహాయించి మిగిలిన మొత్తం చెల్లించాలి.
► అగ్రిమెంట్ కుదుర్చుకున్న నెల రోజులకు 30 శాతం, ఆరు నెలలలోపు మరో 30 శాతం, ఏడాది లోపు మిగతా 30 శాతం చెల్లించాలి. ఒక నెలలోపు ప్లాట్ అమ్మకం మొత్తాన్ని చెల్లించిన వారికి 5 శాతం రాయితీ ఇస్తారు. వాయిదా చెల్లించడంలో ఆలస్యం అయితే 0.5 శాతం వడ్డీ చెల్లించాల్సి ఉంటుంది.
ఆన్లైన్లో దరఖాస్తుల ఆహ్వానం
అర్హులైన మధ్య ఆదాయవర్గాల నుంచి పట్టణాభివృద్ధి సంస్థ (యూడీఏ)లు త్వరలో దరఖాస్తులు ఆహ్వానించనున్నాయి.
